This 400 acre farm located in Delaware County IA, in Adams township, sections 3&10 has a 77.9 CSR2 average.  There is approx. 384.5 acres M/L tillable acres, which includes 24.5 acres of buffer strips and waterways receiving CRP payments.  The whole farm is considered NHEL. 56% of soils include Clyde-Floyd and Kenyon Loam. Approx. 280 acres are 85+ CSR2. Buyer will assume all CRP payments for the 2019 crop year.  This farm also features approx. 85,000 bu. Grain storage and dryer system. There is a living contingency involving the house and buildings.

Terms: 10% non refundable down payment day of auction paid to sellers attorney,  w/balance due on or before March 13, 2019 at which time the deed & abstract will be delivered.  TAXES: prorated to date of closing. Buyer assumes 100% liability of fulfilling the CRP contract and releases seller of any and all responsibility of CRP.

Farm is leased for the 2019 crop year w/lease payment going to buyer. 1st half payment will be received at closing. 2nd half payment on October 15, 2019.
